General

To tour our community, please bring a physical government-issued photo ID for check-in, as digital copies cannot be accepted. A phone or notebook is helpful for taking photos and notes, along with any questions you’d like to ask. If you’re moving with a roommate or partner, we recommend they join the tour as well. We look forward to showing you around! 

An accessible apartment is an apartment that is easy for people with disabilities to enter and use. Accessible apartments are designed to meet the requirements of the Fair Housing Act and the Americans with Disabilities Act (ADA).

Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

Currently our available lease-terms are 12-15 months.

Water/Sewer, Gas, and Electric are not included in the monthly rent, so you would be responsible for paying those.

Rent is due on or before the 1st of every month. Payments are to be made via the online resident portal (credit, debit, or ACH transfers are available). Late fees are 5% of the base rent and get added on the 9th of the month (per Colorado law).

Yes, a security deposit is required. The standard deposit is $500, but screening may prompt a higher deposit up to 1 month's rent. The deposit is refundable, but it may not be refunded if there are damages to the apartment beyond normal wear and tear or if there are unpaid charges.

The application fee is $26 per person, including guarantors, and is non-refundable, while a $200 administrative fee is refundable if the application is denied or applied toward the security deposit if approved; monthly fees include $48 for internet, $16 for smart home technology, $4 for utility billing, and $21 for valet waste.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

To protect our residents, communities, and applicants, we use identity and fraud prevention screening as part of the application process. This helps ensure all applications are legitimate, secure, and evaluated consistently.

You may be asked to verify identity and income. This may include secure bank linking, pay stubs, tax transcripts, or additional documentation depending on your employment or income type.

Documents must be submitted in their original format through our secure verification system. Altered, redacted, or falsified documentation may result in application denial. You may be asked to complete multiple verification steps so we can accurately confirm your information. We appreciate your help in completing the process. Providing required items promptly helps us process your application as quickly as possible.

Additional verification helps ensure applications are accurate, protects our communities from fraud, and supports consistent qualification standards for all applicants. Providing requested documentation promptly helps avoid delays.

Two Dots protects your data with encryption and strict security controls, using your information only for verification, fraud prevention, and required services - never for sale or commercial sharing. For secure bank linking, Two Dots partners with Stripe, and neither Two Dots nor your property manager can see or store your bank username or password.

Bank statements help verify that income shown on pay stubs is being deposited consistently. This ensures applications are evaluated accurately and securely. Bank statements must be downloaded directly from your financial institution or verified through secure bank linking.

Screenshots, scanned copies, edited PDFs, or “Print to PDF” files remove key verification data. For security and fraud prevention, documents must be submitted in their original, unaltered, and unredacted format.

Self-employed applicants may be asked to provide a recent IRS tax transcript and verify income through secure bank linking. Business accounts alone may not be sufficient to verify personal income.

If you recently started a new position, we may verify your employment and compensation through your employer. You may also be asked to provide an offer letter or additional documentation.

If previously submitted documents were edited, scanned, converted, or missing required metadata, they cannot be verified. We may request original versions to complete your application.

Policies and Rules

Yes, $100,000 in liability is the required minimum. We recommend personal property insurance as well, but it is not mandatory.

Guest can stay no longer than 7 days consecutively. If they do, they must apply and be added onto the lease.

Yes, pets are allowed! We welcome dogs and cats with no breed or weight restrictions. However, no aggressive animals are permitted. There is a $300 deposit due at the time of application, and pet rent is $35 monthly per apartment.

Your lease agreement requires a written 60-day advance notice.

Lease break fees are equal to 1 months rent plus any concessions paid during that lease term must be paid back (at the time notice is given).

Amenities and Services

Our community offers a variety of amenities, including pool, 24/7 fitness center, dog park, BBQ/picnic area, and a live-in super. Additional cost amenities include detached garage parking at $150 per month, EV garage parking at $250 per month.

Guests are welcome to park in any open parking spot, and there is no extra cost for guest parking.

Our maintenance team is available Monday-Friday from 8:00am-5:00pm. After hours emergencies should call the office phone number and follow the appropriate prompts to contact the on-call maintenance team member.

Yes, we do offer EV charging stations. The cost for garage parking with an EV charging station is $250 per month.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! All our available apartments come fully equipped with appliances, including a washer/dryer, dishwasher, microwave, refrigerator, and efficient appliances.

Designed to take your lifestyle to new heights, our one, two and three-bedroom apartments in Greeley, feature expertly designed floor plans.

For requesting maintenance or repairs in your apartment, you can contact the leasing office during business hours or use the online resident portal. The response time for maintenance requests can vary, but our on-site maintenance team strives to address issues as quickly as possible. Emergency repairs are handled promptly.

Any modifications made to the apartment must be removed before moving-out. The apartment should be returned to its original condition before possession is given back to us.

The community is located in Greeley, which is in Weld County, Colorado.

Our community is within Greeley-Evans School District 6. School a student would attend: Meeker Elementary, Brentwood Middle School, and Greeley West High School.
